These Terms and Conditions ("Terms") govern your access to and use of Spatia (the "Service"), provided by Spatia Ltd ("we", "us", "our"). By creating an account or otherwise using the Service, you agree to be bound by these Terms. If any provision is unclear, please contact us at hello@spatia.build before signing up.
1. The service
Spatia is a software service that converts floor plans and property photographs into navigable virtual tours using artificial intelligence. You are responsible for uploading the floor plan and photographs for a given property; we generate the resulting panoramas and host the completed tour at a shareable link.
2. Billing — pay per property
You are charged to create a property tour, not to keep it hosted. Pay As You Go is a one-off charge per property with no recurring commitment. Starter and Pro are monthly subscription plans that include a fixed number of new tours per month, billed via Stripe. Current pricing for each plan is published on our pricing page and reflects the price applicable at the time of checkout.
3. Hosting
Hosting is included at no additional charge with every property tour you create. There is no separate hosting fee and no fixed time limit on how long a published tour remains live. You may unpublish or delete a tour at any time from your dashboard.
4. Plan allowances and extra usage
Starter and Pro plans include a fixed number of new tours per calendar month. Where your usage exceeds your plan's monthly allowance, additional tours are billed at the extra-tour rate published for your plan on the pricing page (or the then-current rate, if it has since changed). Your account displays your usage against your monthly allowance at all times. Where usage is consistently and materially above your plan's allowance, we may require you to move to a plan that better reflects your usage.
5. Cancellation and refunds
Subscription plans may be cancelled at any time via your account's billing portal. Cancellation takes effect at the end of the current billing period, and you retain access to the Service until that date. Pay As You Go is a single one-off payment with no ongoing subscription to cancel. We do not offer refunds for tours that have already been generated; if you believe an error has occurred, please contact us and we will investigate.
6. Your content
You retain ownership of the photographs, floor plans and listing details you upload ("Content"), and you are responsible for ensuring you hold the necessary rights to use them, including any permissions required from a photographer or property owner. By uploading Content, you grant us a licence to process it solely for the purpose of generating and hosting your tour.
7. Acceptable use
You agree that you will:
- only upload Content for properties you are authorised to list or represent;
- not use the Service for any unlawful purpose or in a manner that could mislead buyers or tenants; and
- not attempt to disrupt, reverse-engineer, or misuse the Service or its underlying technology.
8. Availability
We aim to keep the Service and your published tours available at all times but do not guarantee uninterrupted access. Scheduled maintenance or outages affecting third-party providers (including hosting, payment processing, or AI service providers) may result in brief periods of downtime.
9. Changes to these terms
We may update these Terms from time to time as the Service evolves. Material changes will be reflected on this page with a revised effective date. Continued use of the Service following any such change constitutes your acceptance of the updated Terms.
10. Governing law
These Terms are governed by the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction over any dispute arising from them.
